CBC McGuire Mears Connects Local Developer with SSI Technologies to Provide Growth Solution
Janesville, WI– Coldwell Banker Commercial McGuire Mears & Associates is pleased to announce that Badger Property Investments plans to build a 60,000 square foot industrial building near the intersection of E County Rd M and State Highway 59 in Milton’s Crossroads Business Park to meet the growing needs of Janesville, Wis. company SSI Technologies, Inc. Construction will begin on the new building next month.
SSI Technologies, Inc. is a global leader in design and manufacture of a variety of sensors and control systems for the international automotive and heavy vehicle markets. Locally, the company has 1,000 employees and currently operates from three facilities in Janesville, with more than 400,000 square feet of combined manufacturing and office space. It also has facilities in Munich, Germany and Usti, Czech Republic.
When SSI approached CBC McGuire Mears last October with a need for additional warehouse space to free up its manufacturing floor space, Bill Mears and Scott Pateros answered the call. Teaming up with Helgesen Properties, CBC McGuire Mears found a temporary solution for SSI Technologies to lease 16,000 square feet in Helgesen’s multi-tenant warehouse building at 1655 South Jackson Street in Janesville.
“With the growth we are experiencing in our business, we needed to free up manufacturing capacity,” said Bruce Corner, SSI Technologies Senior Vice President. “In the short run that means moving our warehousing to another location.”
While the Helgesen warehouse represented an interim solution to SSI’s immediate warehousing needs, Mears continued to pursue a larger facility to support SSI’s longer-term warehousing and light manufacturing requirements. Recognizing that warehousing and manufacturing space suitable for SSI’s requirements was not currently available in the area, after considering a variety of potential alternatives, Mears suggested a build-to-suit building. Working with SSI and Badger Property Investments, a local developer, arrangements were made for the construction of a 60,000 square foot building to meet SSI’s longer-term needs. On April 18, SSI signed a lease with BPI for the facility which is expected to be available this fall. The property is located just off the Hwy 26 bypass in Milton, approximately six miles from SSI’s Plainfield Avenue facility.
“The city of Milton had the foresight to develop industrial sites just off Hwy 26 which provides the transportation logistics that SSI needs,” says Tom Lasse, Principal at Badger Property Investments.
“This reaffirms our decision to create and market the Crossroads Business Park as a hub for new development in the city,” says Al Hulick, City Administrator for Milton. “It’s great to see our efforts paying off, and we look forward to partnering with SSI as they expand in the region.
